The first main residential area was south of the Brotherhood village, with sites for schools and a drive-in shopping centre with forty shops. There are several neighbourhood reserves and a linear park along Boggy Creek. In the north of Carrum Downs, beyond the Brotherhood village, the next large residential area included a local shopping area on Frankston-Dandenong Road, Carrum Downs secondary college and a new, larger site for the primary school.

The recreation reserve was trebled in size, with two ovals and tennis courts. The suburb also expanded south of Ballarto Road, taking the former Frankston North vegetable research station which became a flora and fauna reserve with part severed for the Flinders Community Christian College. A bigger expansion occurred westwards, into Bangholme south of Thompsons Road where the eastern sewage treatment plant is located.

The Carrum Downs Regional Shopping Centre is located on Hall Road in the centre of the suburb and is home to banks, a Woolworths Supermarket, Kmart, a Post Office, chemist, newsagency plus 40 other shops including liquor shops, clothing stores, fast food outlets, restaurants and real estate agents. The Local Village at Carrum Downs on Dandenong-Frankston Road comprises approximately 12 shops including an IGA supermarket, restaurant, bakery, fast food shops, doctors office and pharmacy.

The third shopping precinct includes 22 specialty shops as well as a Coles supermarket. There are a number of public parks and reserves in the area with playground and BBQ facilities, a skate park and sports ovals.

Carrum Downs has local bus routes around the suburb including a smart bus service to and from the airport from Frankston. Forming part of the City of Frankston, Carrum Downs has a current population of 20, residents. Carum Downs is surrounded by some of Victoria's largest employment hubs at Dandenong, Cranbourne and Frankston, making the suburb is well placed for investors.
